Looking for Cadence at Gateway HOA fees, resident services or community documents? This guide gathers the official starting points for the Cadence Homeowners Association in Mesa, Arizona. East Valley Explorer is an independent community guide; the HOA manages accounts, approvals and access.

For the wider neighborhood, see our Cadence at Gateway community guide. For photographs of The Square, see the Cadence pools, amenities and community center guide.

How much are Cadence at Gateway HOA fees?

The HOA’s official assessment page, checked September 25, 2026, lists $237 per month. It states that benefitted parcels have additional assessments. The published amount supports community operations and reserves.

Do not assume $237 is the total for every property. Ask the HOA for the current assessment and any additional charges tied to the specific parcel before budgeting for a purchase or lease.

The HOA lists payments as due on the first of the month, with late fees applying to payments received after the 15th under its collection policy. Its assessment page explains the resident portal, electronic payments and mailing options. Use that official page for current payment instructions and your own account statement for the amount owed.

Amenity cards and access to The Square

New residents should start with the HOA’s welcome information and amenity-card process. The official FAQ explains ownership verification and required waivers. Renters should ask the office which tenant paperwork applies to their household; the document library includes a tenant release form.

For the places those access rules cover, our photo guide to The Square, pools and community center introduces Flourish, MOTO, MIX, STIR and the outdoor facilities.

Where to find rules and governing documents

The official HOA document library contains CC&Rs, bylaws, residential design guidelines, recreation-center operating guidelines, a collection policy and homeowner forms. It also lists financial reports and open-session meeting minutes.

Choose the document that matches the question: recreation guidelines for using shared facilities, design guidelines for exterior projects, and governing documents for association requirements. Check the version and date before relying on a downloaded copy.

Exterior projects and design review

The HOA’s design-review page says exterior changes require Design Review Committee approval before work begins. Its examples include painting, planting and security-door updates.

Review the current design guidelines, then submit the application, plot plan and supporting documents through the official process. The HOA says the review timeframe generally runs from acceptance of a complete submission, and a lack of response does not mean approval. Ask the committee about your project before ordering materials or scheduling work.

Maintenance requests and room rentals

The resident FAQ points homeowners to the maintenance-request process for common-area concerns. For a party or meeting, the amenity-rental page provides the application process, availability checks and confirmation requirements. An inquiry alone does not reserve a room.

Questions to resolve for a specific home

  • What is the current total assessment for this parcel?

  • Are there additional assessments or property-specific charges?

  • Which amenity-access documents does this household need?

  • Do planned exterior changes need review, and which guideline applies?

Those answers are more useful than assuming every Cadence property has the same costs and paperwork. Return to the main Cadence at Gateway guide to compare location, schools, parks and nearby development.
